Access Audit Summary

The Lyndale Guest House
Riverside Walk
Bellingham
NE48 2AW

On the 24th 2006 Disability North Direct conducted the access audit of the above property with prior agreement of the proprietor.

The following is a summary of that visit.

The Lyndale guesthouse is located within the Northumberland Village of Bellingham and is accessed directly from the main road off the main village square.

Direct open parking in the form of a small walled car park is available to the front of the building. The area has the provision for approximately 3-4 cars.

The approach to the guesthouse from the car park is good, firm and level.

The principle entrance to the Guesthouse is via a 5 stepped flight of stone steps, a handrail to the left hand side supports the flight. A stone archway with an effective opening of 800mm give entry to the side of the building and to the principle door, a further 2 step with handrails rails to both sides gives entry to the property. The principle door to the property is a UPVC door and frame with a 50 mm thresh.

The Guesthouse is a small, compact and comfortable Dorma bungalow with 2 ensuite (shower cubicles) bedrooms to the ground floor and 1 family room with bathroom to the upper floor.

All doors within the premises both principal and internal have good effective opening widths of between 775-800mm. The ground floor dining / breakfast room offer a good degree of circulation space, good light both natural and domestic and a good provision of colour and tone contrast.

All bedrooms to the ground floor have a good degree of circulation space, good light and good colour and tone contrast.

Bedrooms to the upper (first floor) are accessed via a steel spiral style staircase; a handrail supports the flight. The family room to the upper floor have a separate bathroom provision, like the ground floor all rooms give a good provision.

In Summary

The above premises whilst having excellent facilities many not be fully accessible to some disabled people i.e wheelchair users, due to the compact nature of the premises however most ambulant disabled people may be accommodated.

The following are recommendations that it is felt may enhance the provisions.

  • A single hand rail to be fitted to each bath / shower cubicle
  • A single handrail to be fitted to cover the outside step at the rear of the premise.
  • The fitting of lever taps/heads to all basins and baths.
  • Audit to the properties website, along with a good print strategy for all publications in line with RNIB guidelines.
