| Welcome to Fairacres Bed & Breakfast Fairacres is a beautifully restored listed building located in the picturesque village of Broad Oak, in the heart of 1066 country. The village is an ideal location when visiting the historic towns of Tenterden, Battle, Hastings and Rye and the large number of National Trust/English Heritage properties and gardens such as Great Dixter and Pashley Manor. Our cottage is a non-smoking home, where a warm and welcoming atmosphere awaits your visit to the heart of East Sussex. The village pub and shops are within easy walking distance. | Rooms Our comfortable accomodation features three tastefully decorated bedrooms and a well furnished guest sitting/dining room where a comprehensive breakfast menu is offered. All rooms have a hospitality tray, complimentary sherry and port, colour television with remote control and video, DVD/CD players, hairdryer and clock radio amongst other thoughtful additions. All rooms have en-suite facilities with easy access to private secure parking and a charming garden with lots of hidden features. |

| Village History Broad Oak and Brede. The village is first mentioned in a charter from the time of King Canute (1016-1035). The name is probably derived from the Anglo-Saxon word "Bred" which means broad. The valley below was completely filled with sea-water at the time and reached as far as Sedlescombe. It is also possible that the name came from the "Brid" family who were masters of the mint at Hastings. The mint was founded by King Athelstan in 924. In 1030 the Manor of Brede was granted by decree to the Abbey of Fecamp in Normandy, and until 1416, Brede was controlled by the Abbey. The church was built by the Benidictine monks from the Abbey around 1180. Very little of the early church remains, and the majority stems from the 12th century. Brede was famous for its iron works, and manufactured cannon and shot until the late 1770's, when gunpowder became the main industry in the area. In the early 1800's three major explosions racked the mills, and finally on the 7th March 1808 Brede Gunpowder Mills were completely destroyed ending the production of gunpowder in the Weald. |

| ACCESS STATEMENT - MARCH 2007 Vehicular access to private car park on level ground. Car parking and driveway area made up of loose shingle, suitable for use with wheelchair and with no trip hazards on car park, driveway and walkway around front of the house. To the rear of the house a side gate 29" wide, with very small step across brick patio area to sitting room, which has a step 9" high, but a ramp is also available if required. The sitting room has double French doors 58" wide. This room is a ground floor level room leading through to the dining room and downstairs 4 poster bedroom with en-suite shower room. Maximum width of doorway from dining room to the 4 poster bedroom is 27". It is impractical to use wheelchairs in this room. Access through the front door is via two doors both being 26" wide. Both have steps. The first step is 6 ½" and the second step is 2 ½" high. From the hallway you rise 10 steps up to our Magnolia Bedroom. This has two steps from the room into the en suite bathroom. This room can be made up either with single beds, or as a large double bed and has an en suite bathroom, with large bath and separate power shower with handrail, and toilet - this has no handrails. From the hallway on the ground floor, our Garden Bedroom is accessed. This room is not suitable for people with mobility problems. The door from the hall is 24" wide and this leads directly into the en suite shower room. This has a large shower with handrail, sink and toilet. There are 13 stairs up to the bedroom. This bedroom has twin beds. There are French doors of 5' wide, that open on to a small balcony that has 8 steps down to the rear garden - these steps have substantial handrails. The rear garden, which is available for use by the guests is accessed via two separate flights of 7 steps, or via a gentle slope when accessed through the garage. We have a portable induction loop hearing system. We also have other aids for people with special needs, such as walking sticks and magnifying glasses.
