 | We open all year and are conveniently situated in the heart of Seaford within walking distance of the wide beaches, excellent sports facilities, restaurants, shops and museums. The Avondale provides the perfect blend of modern comforts with traditional courtesy and service.
Seaford is almost halfway between Brighton and Eastbourne making it the perfect base for touring and exploring Sussex. Don't worry if you do not have transport, we are only 250 yards away from Seaford Railway Station and 50 yards from the main Brighton to Eastbourne bus stop. If you wish to cycle there is local bike hire which will enable you to explore the many cycle routes. Or, if you prefer to walk, we are ideally situated for the enthusiastic walker and those who prefer a gentle stroll.

Enjoy a Choice Of:
Chilled Fruit Juice, Grapefruit segments, prunes, yoghurt, cornflakes, rice krispies, all bran, weetabix or muesli.
Followed by
English Breakfast.
A choice of bacon, sausage, tomato, mushrooms, eggs (fried, poached, boiled or scrambled)
We also offer hash browns, homemade scotch pancakes and baked beans.
Or boiled eggs
Or scrambled eggs on toast with or without smoked salmon.
Or tomatoes and or mushrooms on toast
Or kippers
And
Brown or white toast/ freshly baked rolls (takes 10 minutes)/croissants with jam, marmite and homemade preserves when available.

A selection of teas including the house tea - Kentish Pluckley, English Breakfast, Earl Grey and fruit infusions.

About Us
Jane & Martin Home really enjoy running The Avondale and it shows. The B&B based in Seaford is family run and very clean with an informal atmosphere.
The Avondale has fourteen letting rooms, a mixture of single, double, twin and family rooms with a stair lift to all rooms.

 | Most of the rooms have an en-suite shower and toilet facilities and all rooms have a hand-basin.
All of the rooms have remote controlled teletext colour TV, tea and coffee facilities, free wireless internet access and complimentary toiletries.
Each room is thermostatically controlled so you can have the room as warm or as cool as you wish just by adjusting the control on the central heating radiator.
You are welcome to sit on our sun patio and watch the world go by while sampling our fresh ground coffee or having a pot of tea.
We are happy to discuss function and event catering or hire of the dining room.
The Avondale is open all year round for accommodation, Sunday lunch and functions
