Welcome to Saxons

Saxons Cottage B&B is a large and handsome detached country house with private parking. Situated in West Sussex between the villages of Sharpthorne and Horsted Keynes, Saxons is close to Ashdown Forest in an area of outstanding natural beauty. Our secluded position offers superb views over the surrounding countryside, with immediate access to footpaths to the Bluebell Railway and extensive walking routes.

Conveniently situated for Gatwick Airport, Central London (45 minutes by train) and Brighton, Saxons is only a short drive from many National Trust houses and gardens, other stately homes, as well as the world renowned Bluebell Steam Railway, which runs just a few hundred yards from the bottom of the garden. Our nearest town is East Grinstead with its many restaurants, and there are also many country pubs within a few minutes drive. The Ravenswood, a popular venue for weddings, is approximately half a mile from Saxons.

Walkers will find much to keep them happy here. We are on the West Sussex border path, close to beautiful Ashdown Forest and The High Weald Landscaping Trail. Lots of wonderful walks start from our front door.

The Bluebell Railway runs past the bottom of our garden and the station at Horstead Keynes can be reached by footpath in about twenty minutes, or in five minutes by car.


Self Catering

Saxons Cottage forms a self-contained wing of the main house, in the heart of the Sussex countryside. Located in a quiet lane, it is close to many National Trust properties and the world renowned Bluebell Railway, which runs just a few hundred yards from our garden.

Upstairs
Our self-catering accommodation is suitable for a maximum of two adults plus a cot, and one other young child sharing their parents' room. The large bedroom features a double bed, en-suite bathroom and wide country views.

Downstairs
We offer a large living room with relaxed sitting area and television; a dining table and American kitchen featuring electric cooker and hob, microwave oven, fridge and washing machine; and a tumble dryer and freezer are also available.

The evening sun can be enjoyed from beyond the patio doors, on a small terraced area with seating and barbecue.

Rent
Rent varies according to season from £250-£400 per week, including electricity and heating oil. Bed linen and towels are also provided.

Arrival and departure
Changeover is normally Saturday, but can be flexible. Guests may arrive from 4pm on arrival day and are kindly asked to leave by 10am on departure day. There will be a welcome pack in the fridge upon your arrival.


Bed and Breakfast

At Saxons we have have three guest rooms, all with full en suite or private bathrooms. All rooms have tea and coffee making facilities, a hairdryer and alarm clock radio. There is also a comfortable lounge with television for guests to enjoy in the evenings.

Breakfast
For your breakfast we use only our neighbour's free range eggs; home-made jams, marmalade and bread; as well as other good quality locally sourced produce whenever possible. Your hosts Ben and Alison have lived in the area all their lives and are happy to share their local knowledge with guests.

Tariff
From £60 per room per night (two people), including full English breakfast.
Single occupancy from £40 per night.
A non-returnable deposit of £25 per room is required upon booking. We are able to accept payment by cheques drawn on British banks, cash, or Euros.

Cancellation Policy
A minimum of 48 hours notice of cancellation is required. Otherwise, payment for the whole stay will be requested unless we are able to re-let the room(s).

Directions
From the M23 take junction 10 towards East Grinstead. At the Duke's Head pub roundabout, turn right onto B2028 through Turners Hill. After one mile, turn left to West Hoathly and Sharpthorne. As you leave Sharpthorne turn right into Horsted Lane, where Saxons is one mile along on the right.

Transport and Parking
There is a bus service from Sharpthorne (one mile from Saxons) which runs to East Grinstead and Crawley, and infrequently to Haywards Heath. You are strongly advised to have your own transport. Off-road parking to accommodate two vehicles is available. Access to London is an easy 45 minutes by train, and Gatwick Airport is 10 minutes by road.

Pets
We have a large, friendly Labrador called Bosun who is always pleased to meet other well behaved dogs, though this must be considered and so is strictly by prior arrangement when booking.

Shopping
Two small village shops are within two miles of Saxons Cottage, and two supermarkets are located in the nearby town of East Grinstead. The large branch of Sainsburys is a ten minute drive from the house.

Pubs
There are many good pubs serving evening meals in our surrounding villages. To get a better idea of Saxons' location, please look at our interactive map.

Sports
Most sports can be catered for locally, including golf, tennis, riding, swimming and cycling.

Smoking Policy
We operate a no smoking policy in the house.
