| Polpit Lodge facing South East is situated on the edge of the Titchmarsh village and surrounded by a paddock and bordered by a stream and beautiful woodland. Only one mile from the arterial A14, the surroundings are rural with a wealth of game birds, as well as red kites, wood peckers, herons, moorhens, king fishers and others. The adjoining paddock has stables with event horses. Entrance to the lodge is through electric security gates into a block paved yard with adequate secure parking spaces. The front door takes one via the porch into the large open plan living area / kitchen, with all modern facilities. There is a small utility room with wash machine, leading through to downstairs WC and shower. The lounge with French doors and dining area adjoins the conservatory also with French doors. There is a double futon. Upstairs there are three bedrooms and large bathroom off the landing. First bedroom has twin beds and overlooks the paddock and the owner's pool next door. The second bedroom is a double with French doors onto the balcony overlooking the stables. There is a small box single room, and the large bathroom has a separate self-contained shower. We also have a beautiful new conservatory, ideal for relaxing and winding down. The whole property is centrally heated. The kitchen has both gas and electric cooking, standard kitchen equipment and utensils, as well as a large American fridge / freezer, Satellite / TV in lounge and bedrooms. Crockery and cutlery sufficient for eight persons. |

| Polopit Lodge Facilities |
| The lodge, once stables, has been expertly converted into most comfortable accommodation. It is in a very peaceful location yet only one mile off the A14, the east coast to M1 arterial route. The lodge has been awarded a 4-star quality stating by "Visit Britain" (previously the English Tourist Board). Entrance is via a large porch into the spacious ground oak-floored, open plan living area comprising dining and lounge areas complete with a large plasma television complete with Sky. There is a breakfast bar in front of the well ventilated kitchen prep / cooking with adequate work surfaces. All modern equipment. Dishwasher, sink, electric and gas oven/hob. American fridge / Freezer. Leading off there is a utility room with washing machine, combi boiler, then into self-contained shower room and WC. This can be complimentary to the double futon bed if used in the conservatory, with French doors. Upstairs The double bedded room has French doors onto the balcony and faces due south. The twin bedded room overlooks the paddock and the proprietor's swim pool next door. Faces south east. The bathroom has WC, wash hand basin as well as self-contained pressure shower. There is a linen/towel cupboard. Outside A large electric awning can be projected out from over the French doors for use when sitting out in the garden to enjoy the rural views into the paddock and woodland. Extra As an extra, there are various menus for perusal in the lodge which can be prepared for you, by the proprietors, if required. Also menus from local Indian and Chinese Take-aways. |
