Welcome to our 18th Century farmhouse and thoughtfully converted barns, The Mealhouse, The Granary and Diamond Cottage. Set in fifty acres of peaceful Worcestershire countryside, Phepson Farm is surrounded by picturesque farmland and 1½ acre fishing lake.
With an emphasis on conserving and valuing our surroundings, we use local produce for our award winning breakfasts and provide you with a guide to local foods so you can explore what is on offer and in season during your stay.
We have an abundance of local wildlife including rare species which may be spotted while walking on our relaxing wildlife walk or on the "Wychavon Way" running nearby.
Tucked away in a rural setting, yet just a five mile drive to the M5, Phepson Farm has a superb situation. The Historic Spa town of Droitwich is just 4 miles away, with the Cathedral City of Worcester, Shakespeare's Stratford and The Cotswold's all within easy access.
Whether you are here as a business traveler making use of our WIFI facilities or here with more time to explore, we hope you have a restful, refreshing stay here at Phepson Farm.

B & B
When you arrive at Phepson you will receive a warm welcome and invited into the guest lounge in the Farmhouse for a beverage after your journey. Choose from a refreshing juice or warming pot of tea or coffee. While at Phepson you will be staying in one of our six rooms.
The Farmhouse
Room 1 A luxurious king size double in a large farmhouse bedroom, overlooking the rear garden. This bedroom has en-suite facilities with a shower.
Room 2 A large family room with a double and single bed overlooking the front drive and orchards. This bedroom has en-suite facilities with a shower.
The Granary
Room 3 A cosy double room on the ground floor of the converted Granary Barn overlooking it's garden with apple and plum trees (and roaming hens!). This bedroom has en-suite facilities with a bath.
Room 4 This is our twin room, also in the Granary Barn overlooking the garden. Both rooms take up the whole ground floor of the Granary, making them an ideal booking for friends or families with children. This bedroom has en-suite facilities with a bath.
The Stables
Room 5 A large, ground floor double room overlooking the open yard and farmland with it's own private entrance. This bedroom has en-suite facilities with a shower.
Room 6 A single room, also over looking the open yard and farmland with it's own private entrance. This bedroom has en-suite facilities with a shower.

Self Catering
Diamond Cottage - Sleeps 4 Diamond Cottage, named after the old carthorse that used to live here, is our most recent barn conversion, only completed in July 2007.
 With terracotta tiles throughout, exposed oak beams and large french doors, Diamond has a warm, Mediterranean feel. The lounge has a light and relaxing atmosphere with open doors leading onto the patio and a double height ceiling with open beams and trusses. A perfect place to relax and enjoy.
Diamond has a large master bedroom with a sumptuous king size bed, and for those staying as a family or with friends, there is a cosy twin room looking out over the garden.
When you arrive at Diamond Cottage, a welcome pack of fruit, local confectionary and tea & coffee will be there to await you after your journey.
The Mealhouse - Sleeps 6 Escape to our luxurious five star cottage, beautifully converted by local craftsmen with natural stone flooring, exposed oak beams, open brickwork and contemporary furnishings. The Mealhouse has an inviting lounge with leather sofas and a stunning, open plan kitchen and dining area looking out through french doors into the garden and pretty orchard beyond. The garden has patio furniture for summer evenings and a BBQ is available on request.
 The Mealhouse has two double rooms and one twin room, ideal for a family or those staying with friends. The master bedroom has an en-suite shower/bath while the other rooms share the main family bathroom.
When you arrive at the Mealhouse, a welcome pack of fruit, local confectionary and tea & coffee will be there to await you after your journey.
The Granary - Sleeps 2 Taking up the top floor of the Old Granary Barn, this cottage is reached by an outside stone staircase leading up to a stable door. It backs onto the "Old Orchard" where the Wiltshire Horn sheep are often grazing.

It has a light and airy open plan kitchen and dining area with a beamed doorway leading to the cosy lounge for you to relax in. At the far end of the lounge, a door leads to the lovely double bedroom complete with a fitted wardrobe and en-suite bathroom.
The Granary is a cosy retreat for two, with views looking out over Goosehill Wood in the distance. The large garden has patio furniture and a BBQ is available on request.

Pet Policy We welcome well-behaved dogs but ask that they are never left alone in the properties.
We have details on a number of walks in the local area and you are welcomed to walk the farm walk with your dog, but do ask that you keep them on a lead due to the farm animals in the fields.
We charge £15 per week for dogs, with a maximum limit of two well behaved pets.
We do reserve the right to charge for any damage caused. We do also ask for dogs not to be allowed on the beds or left alone in the rooms.

Location
From M5 - Junction 5 Take the A38 towards Droitwich. Turn left at the first traffic lights, and then left again at the next set of lights, on to the B4090 - signed Hanbury & Stratford. Follow this road for two miles, and then turn right into Goosehill Lane (signed Himbleton & Crowle). Phepson Farm is exactly two miles along this lane, on the right.
From M5 - Junction 6 Take the Evesham Road (A4538), and turn left at the first roundabout. Take the first right over a railway bridge (signed Crowle and Himbleton). Follow this road for approx. four miles, ignoring the turn into Himbleton village. Phepson Farm is one mile past this turn on the left.
