| Welcome to Lainston Bed and Breakfast | |
We have one double and one twin room. We our now able to accept up to four people. Please enquire to check. We are pleased to accept double or single occupancy. We are a non-smoking establishment. Special attractions: A great variety of abstract paintings by Ilfra; studio viewing by arrangement. Live, easy- listening music for cello and piano included (not always available but no extra cost!). Host and hostess are both professional musicians. We are situated 10 minutes drive from the city centre in a very quiet location among trees and a large garden. Five minutes walk from local shops and bus stop. Buses every 15 minutes to city centre. Journey time about 10 minutes. Parking is easy in our drive. Easy access to A34 and M3. Driving times: M25 junction 12: 45 minutes; Oxford: 60 minutes; Southampton: 25 minutes; Chichester 50 minutes. |  |

| This is a spacious room with easy chairs. The bathroom is separate and for your exclusive use. Tea and coffee making facilities are available in the room. Breakfast is served in the dining room There is a digital television which can be moved to suit your preferred viewing position. We hope you will find the room very comfortable and enjoy using it as your lounge as well. Also available: supplementary heating, fresh milk, iron and ironing board. |  |

Just next to the double bedroom the bathroom is modern and large. There is a capacious bath and separate shower cubicle, which you can just see on the left. Guests staying in the double bedroom have exclusive use of this bathroom. The hot water supply is unlimited. Room heating is by radiator and controllable fan heater. |  |
| Dining Room | |
Breakfast is served from 8.00 - 9.30 a.m. and other times by request. The dining room is large and cheerful, and there is a variety of original paintings on display. We ask you to choose your breakfast from the menu below by filling in a simple form before you go to bed! This means we can serve you at the time you request. We welcome vegetarians and are happy to accommodate other diets if you let us know in advance. |  |

We are open all year. Prices up to 31/12/2008: For two people in the double or twin room room including breakfast: £50 - £55 Single occupancy including breakfast: £35 - £40 We are pleased to offer discounts for 3 and 4 people sharing a bathroom Prices are per night. Terms & Conditions: We ask for a 50% deposit for bookings or credit/debit card details. Visitors who cancel with notice of 24 hours or fewer will be charged the full cost of the booking agreed. Any waiver of these conditions is entirely at the discretion of the proprietors.) |
