We are a family-run Victorian town house hotel with 12 bedrooms, all with en-suite facilities, a licensed residents lounge and we are a completely non-smoking hotel.

Our Hotel offers a wholesome breakfast which is served between 8 and 9 a.m. Monday to Saturday and between 9a.m. and 10 a.m. on Sundays, in our ground floor breakfast room. Breakfast includes:

Cereals, yoghurt and fruit juice
Full Scottish breakfast with any variation (or all) of bacon, eggs, sausage, tomato, hash-browns, mushrooms, baked beans and haggis on request
A vegetarian or continental breakfast if required
Herbal/Tea and coffee/decaffenated coffee

Our room rates:

For a twin or double room, from £30 per person per night which includes breakfast (low season)
For a single room, from £40 per person per night, which includes breakfast.
In July and August, rooms are from £55 and £60 p.p.p.n respectively.

One night's payment is usually taken in advance as deposit for the accommodation. Our cancellation policy requires that we should be given at least 7 day's notice in advance of your stay, otherwise the room must be paid in full.

Our Hotel is located by the Royal Botanic gardens but is also within easy reach of the city centre. There are many local restaurants which are easily accessible from the Hotel, i.e., Spanish, Italian, Chinese, Indian, Thai, French and of course, Scottish.

There is a local bus service -buses 23, 27, 8 from Princes Street- on your door step which will take you all around Scotland's famous capital. We are ten minutes from Waverley railway station and the bus station. The airport is a 30 minute drive.

Enjoy the tranquil setting of Inverleith amongst the splendour of the Botanic gardens and many parks and walks; yet Princes Street and the hub of city life are only 10 minutes away.

There are many visitor attractions in Edinburgh apart from being right next door to the Botanic gardens, we are also close to the Royal Yacht Britannia and the port of Leith. We are also ten minutes from Edinburgh Castle and the Royal Mile which leads to Holyrood Palace, Dynamic Earth, the Royal Scottish Museum, Historic Houses and many more.
