Bed and Breakfast
Hollybank is a lovely Georgian country house with elegant rooms and views of Chichester Harbour, set in a beautiful 10 acre woodland garden, with tennis court, on the outskirts of Emsworth, in Hampshire on the West Sussex border.
Within easy reach of Chichester, Goodwood, Stansted House, Portsmouth, the Ferry Port, Hayling Island, Chichester Harbour and the South Downs, Emsworth is an attractive old fishing village with a large variety of restaurants, pubs and harbour walks.
The attractions of the area make Hollybank an ideal centre for walking, bird watchers and naturalists, sailing, golf and local beaches. The house backs on to Hollybank Woods with its paths, varied woodland and diverse wildlife, and deer are often in the garden.

Accommodation
All the rooms are comfortable and spacious and we serve excellent locally made sausages with our cooked breakfast, together with eggs from our own hens and apple juice from the garden, when available. Freshly baked croissant are available as a continental breakfast alternative.
All rooms have an en-suite or private bathroom, TV, radio/alarm, hairdryer and tea/coffee facilities.
Free wireless internet access is available and the phone may be used by arrangement.
We are happy to accept children, who usually thoroughly enjoy the garden, and a baby's cot and high chair is available.
The House is Non-smoking.
Ample parking is available at the top of the long drive.

Double occupancy from £35.00 per person.
Single occupancy from £45.00 per person.
Special prices apply for the Goodwood event periods. There is a £10 per person surcharge for a single night stay on summer weekends.

Directions
From East or West:
From the A27 take the Emsworth exit (A259) and follow road into the centre of Emsworth. At the roundabout take the first exit (norh) (B2148). Continue under the rail and road bridges and then after 0.7 of a mile turn right at the 'traffic islands' into Southleigh Road. Take the third left into Hollybank Lane and Hollybank House is at the top of the lane, in front of you, through the white gateposts and up the long drive.
From The North:
Leave the A3(M) at junction 2 and follow the signs to Emsworth B2149 then B2148. Take the first left after the "Emsworth" sign into Southleigh Road at the 'traffic islands' and then third left into Hollybank Lane as above.
