| Located at the sea-front end of Warrior Square, reputed as the largest sea fronted square in Europe, Hastings House Bed & Breakfast is just a few minutes walk from the main line station with regular connections to London, Brighton and Gatwick Airport. The accommodation is close to many fine local restaurants, pubs and cafes. The beach and seafront is only 50 metres away. Whether on business or purely pleasure, Hastings House Bed and Breakfast is the ideal place to explore the historic sites of Hastings, East Sussex, "1066 country" , and South Coast. This unique town is home to Europe's largest beach-launched fishing fleet, a panoramic cliff-top country park, and only a short drive to the hive and bustle of Brighton. London is only an hour's drive away. Beyond the historic castle ruins, antique shops, art galleries, museums, cliff railways and numerous estate agents, lies a thriving cosmopolitan culture. White Rock Theatre is only 2 minutes walk away from Hastings House Bed and Breakfast and plays host to many great events throughout the year. Built in 1855 as a guest house run by Elizabeth Shakespeare the first owner, it has been used as a guest house in Hastings St Leonards ever since. Fabulous views towards Warrior Square gardens, the beach, sea and Hastings Pier. All our rooms are individually decorated with crisp linen sheets, luxury duvet, colour TV, (flat screen T.V. with free view channels in our recently decorated rooms), tea and coffee facilities. |

| The guest house is open all year round and we have a licensee bar / lounge for hotel residents. We adopt a totally non smoking policy throughout the house. Free Wi Fi Connection in our lounge and bedrooms. Parking around Warrior Square is Free up to 2 hours between 10.00hrs and 16.00hrs, and free overnight parking from 16.00hrs to 10.00hrs. Cycles can be stored overnight within the hotel premises. Pets are welcome with prior arrangement. We hope that your stay here will be a pleasant one and that you take advantage of the many attractions that Hastings, St Leonards and 1066 country has to offer. |
| Breakfast As much as possible our breakfast ingredients are sourced locally. Our handmade sausages and cured bacon are from the local butcher in Norman Road , our eggs are from Carpenters Barn farm Nr. Sedlescombe. We serve freshly home-cooked English breakfast to order. Vegetarian options are always available; other dietary needs can also be catered for with a 24 hours advance notice. Breakfast is served between 8.00am and 9.00am. |

| Terms and Conditions Guarantee Policies A valid credit card is required to guarantee the reservation. Cancellation Policy Cancel by 4.00pm, 3 days prior to arrival to avoid a penalty of the accommodation charge for the duration of your booking. Cancellation on the day of arrival / non arrival , a full day's charge will be imposed unless the room is resold at full rate. All tariffs are subject to change without notice. Non-compliance with our NO Smoking policy will result in a £100.00 charge being incurred to cover the cost of cleaning & the resulting delay in re-letting. Holiday Insurance Policy Should you wish to protect yourself against any cancellation charge we recommend you take up appropriate insurance policy to cover for any unforeseen events. By Coach: Routes 23/24 stop on the sea front side of Warrior Square. National Express. By Air: there are direct trains from Gatwick Airport. By Road: From London, A21 -> Hastings & Follow signs for St Leonards Sea Front. From the West A27 [Brighton] -> A259 main coastal route. From the East [Dover] follow the A259 costal route. From Canterbury & Tenterden A27 -> Hastings (A21) follow directions as above. In Hastings / St Leonards - if the sea is to your Right Warrior Sq is 400 mtrs before the Pier. If the sea is on your Left Warrior Square is 400 mtrs after the Pier. FREE parking is normally available near Warrior square. |
