| Ann & Mike welcome you to their working farm which is in the picturesque village of Maltby-le-Marsh on the edge of the Lincolnshire Wolds, situated only three miles from the coast and the lively town of Mablethorpe. |
| Established 15 years ago, our farmhouse bed & breakfast provides visitors to Lincolnshire with a relaxing and peaceful hideaway yet a convenient base for visiting historic local market towns of Horncastle, Louth and Aford. The sandy beaches of Mablethorpe are only 3 miles away, or should you wish for more adventure such as a day at Butlins or Fantasy Island, then a 30 minute car ride is all it takes, as does a visit to the Cadwell park racing circuit. Our farm is within easy walking distance of the village shop, local pub, fishing lakes and 9-hole golf course so you won't be stuck for things to do, should you decide not to venture far.

Guest accommodation can be found either in the farmhouse or in our converted stable block. We have both ensuite and ground floor accommodation. The large gardens allow you to relax and enjoy the fabulous sunsets. Our lake provides superb fishing, and is stocked with many fish, such as carp, tench, rudd and roach which is free of charge and available only to residents. Breakfast is served in the farmhouse dining room, and comprises of unlimited fruit juices, cereals, toast, tea and coffee. A traditional farmhouse breakfast including local Lincolnshire sausages is also included in the price. Evening meals are also a favorite with guests. Local produce and fresh vegetables are served nightly - no chips at Maltby! Ample car parking is available. Dogs are welcome in our stable block accommodation. |
| ACCOMMODATION AND FOOD There is a good choice of bedrooms at Grange Farm, all attractively furnished, well-equipped and comfortable. The stable accommodation consists of five bedrooms, three en-suite rooms and two rooms sharing a shower room. There are two twin-bedded rooms, each with their own wash hand basin, one double room with patio door and one room with a double and single bed with en suite facilities. Everyone has their own room key, allowing you to come and go as you please.  All rooms have a colour television. A public telephone, tea- making facilities, hairdryer etc. are all within the stable block. Enjoy the homely atmosphere of the farmhouse with its log fires in winter; In the farmhouse there are two luxury en-suite bedrooms, one a twin and the other a family room and a double bedroom with a full en-suite bathroom. A full English breakfast is served in our traditional farmhouse dining room. Evening meals are also available by arrangement. |
| OTHER USEFUL INFORMATION The quiet village of Maltby-le-Marsh is a short drive from the market towns of Alford and Louth. The historic city of Lincoln has a castle and cathedral and is only a forty minute drive away. There are numerous golf courses in the area available to non-members. The area is full of fun and interesting places to visit such as Mablethorpe with its sandy beaches and animal gardens. Cadwell Park racing circuit, local horse riding centre, Hubpards Hills at Louth, the antique centres at Horncastle or simply enjoy walking in the Wolds. |
| FISHING LAKES Farmhouse Bed & Breakfast will appeal to everyone. The exclusive nature of our farm makes it a must for the dedicated and pleasure angler alike. The excellent fishing is free on both lakes, which are exclusive for residents only. We are pleased to announce an addition to our fishing facilities. From April 2001 our new private lake is stocked and ready to fish.  Our original lake was established in 1986 and planted with a variety of reeds and bull rushes, together with traditional bank side planting. The lake brimming with superb quality fish. Mirrors and Commons carp up to 15lb. Tench and Silver Fish also reaching excellent weights. For those not fishing, we have 8 quiet acres of gardens and countryside to relax in, a country lane to the rear of the property for a quiet stroll or walk with the dog. Children will enjoy feeding the fish in our ornamental pond. We have many animals on our working farm, so children of all ages can also enjoy collecting the free range eggs, and feeding the sheep, rabbits and guinea pigs to mention a few.The lake is approximately 50m from the accommodation. The adjoining farmlands show an un-ending seasonal change of views. There is a tackle shop and pub within a 2 minute walk of the farm. Please respect the following rules which are for the benefit of our fish and anglers alike: · BARBLESS hooks only · Baited rods never to be left unattended · No keep nets · No bivvies · No ground bait · No closed season · No day tickets Will anglers please respect other anglers' swims, i.e. no casting across swims. Ensure you pick up all your litter in order to protect wildlife. |
YEW TREE COTTAGE  Set in the pretty village of Maltby-Le-Marsh, Yew Tree Cottage is ideally situated just three miles from the Lincolnshire coast and its golden beaches. Next door, proprietors Ann & Mike Graves run a working farm and guests at the cottage can enjoy superb course fishing on their private lake as well seeing many interesting farm animals.
The cottage is full of character with original beamed ceilings and it has been tastefully restored, updated and beautifully furnished. There are two bedrooms, one with a double bed and the other with both a double and single bed. The modern kitchen includes dishwasher, cooker, microwave and walk-in larder; there is also a utility room housing a washing machine and original Belfast sink. A spacious lounge/diner has french doors which open out onto a patio and gardens, the perfect place to relax after a busy day. |
| Caravans At Grange Farmhouse we have 4 static caravans avaliable 3 with 2 bedrooms 1 with 3 bedrooms All the caravans have colour TV, fridge and bathrooms. Granary Conversion - new as of july 2002 Our most recent development is the granary. It is a delightful 2 bedroom barn conversion. The gallery first floor double bedroom comes with a en-suite shower room. There is a ground floor twin bedroom with disabled access and a large en-suite walk in shower. There is a fully fitted kitchen with dishwasher, washing machine, microwave, fridge freezer and full cooker. This traditional barn conversion comes with full central heating, all the rooms are spacious and well lit. The granary also benefits from digital freeview television which gives additional TV chanels Like the other cottages you are welcome to use our two fishing lakes. You can enjoy the magnificent sunsets while fishing or sitting on one of our benches on your own patio or lake area. |
