We aim to provide modern comforts without compromising the 17th century ambience.

Our unusual garden, which surrounds three sides of our home is available to guests for their use.

Off-road parking is guaranteed on a newly developed hard standing for 4 cars in front of the garage.

Coxell House is a no-smoking area and we now welcome well behaved pets by prior arrangements subject to a small nominal charge. Well behaved children are very welcome and a ready-made play area is close by on the Rype.

How to Find Us

From Ashford: Take A2070 towards Rye. 12 miles on turn left on to the A259 at Brenzett roundabout. A further 4 miles and turn right on to the B2075 towards Lydd. Pass the golf course, entrance to London Ashford Airport and follow the road up and over the railway bridge over the disused line to Dungeness. The road forks at the other side of the bridge. Take the left fork into Harden Road which brings you to a roundabout. The third exit from this roundabout is Manor Road. We are about 150 metres on the left.

From Rye: Take the A259 in the direction of New Romney. About 1 mile outside Rye turn right following signs for Camber and Lydd. At the approach to Lydd take the left fork and continue on this road past the Post Office until the Parish Church is sighted. Turn right immediately before the Church into Cannon Street and continue into Coronation Square. Cross at the intersection into South Street, follow the sign to Dungeness and the Sea and Coxell House is approx. 300 metres on the right at the end of the Rype (village green).

From Folkestone: Follow the A259 coast road through Hythe, Dymchurch, St. Mary's Bay and New Romney. About one mile outside New Romney turn left on to the B2075, thence directions as above.

We are approximately 40 minutes drive from the Channel Tunnel at Cheriton and less than an hour from the Dover ferry terminal.
