Whether you want a restful getaway or a more active holiday, you can find it here. We're ideally situated for enjoying beautiful Suffolk by car, by bicycle or on foot. You can explore the peaceful market towns of Woodbridge, Framlingham, Halesworth and Debenham or discover the scenic Suffolk Heritage Coast at Aldeburgh, Southwold and Dunwich. We also offer meeting facilities for businesses and organisations, free wi-fi and on-site coarse fishing. ![]() ![]() ![]() ![]() | Bed and Breakfast For a peaceful, comfortable break deep in the heart of rural Suffolk, choose our B&B accommodation. Our six bed and breakfast rooms are all located in the Elizabethan farmhouse and flint stables - buildings with hundreds of years of history and real character. Each room is different, and each has its own unique 'feel'. Opening a Suffolk latch door, you'll find oak beams and original brick floors, co-ordinated fabrics in traditional style and delightful views over our parkland, lakes and old kitchen garden. The Squire's Room even features an antique mahogany four-poster bed! All rooms feature modern en suite bathroom, facilities for making hot drinks and guest-controlled central heating. Three are on the ground floor for easy access. After a restful night's sleep, you can enjoy breakfast overlooking our fishing lakes. We offer a full English breakfast with locally cured bacon, traditional Suffolk sausages, farm-fresh eggs, tomatoes and mushrooms, along with toast made with locally baked bread and our delicious marmalade (which has won multiple awards). Vegetarian and continental breakfasts are also available. For lunch and dinner, there are plenty of pubs and restaurants within easy walking or driving distance - we'll be happy to make a booking for your first night. We are inspected annually by Visit Britain, and currently hold four-star status. We have been given a Silver Award every year since 2001. Ample off-street parking is available for all bed-and-breakfast guests. We can also arrange taxi transfers to and from local rail stations, or to local events such as weddings and parties. Please note that most of our B&B accommodation consists of double and twin rooms, plus one single room. We have no family rooms, so families will probably be more interested in our self-catering accommodation. |

Our self-catering accommodation is located in the former granary and milling shed of our sixteenth-century farmhouse, now sympathetically converted into beautiful holiday homes that combine traditional character and modern convenience. As in our B&B rooms, you'll find oak beams and co-ordinated fabrics in traditional style and wonderful views over our parkland and lakes. There are plenty of pubs and restaurants within easy walking or driving distance - we'll be happy to make a booking for your first night. Ample off-street parking is available for all self-catering guests. We can also arrange taxi transfers to and from local rail stations, or to local events such as weddings and parties. | Directions We are around half a mile (0.8km) south of the A1120 Stowmarket to Yoxford road Our postcode for sat-nav is IP13 8LB. The nearest station is Saxmundham. We can arrange taxi transfers to and from the station if required. The nearest airport is Norwich, 39 miles (63km) away. Stansted Airport is 78 miles (126km) away. Directions from nearby main roads Most straightforward route from A12 (Northbound) Travel northwards along A12 to Ipswich. Continue on A14 / A12 following signs for Lowestoft. Continue past Woodbridge, Wickham Market and Saxmundham to Yoxford. Turn left on A1120, signposted to Peasenhall. Note: the road number is not displayed. Continue westwards along A1120 through Sibton, Peasenhall to Badingham. You will pass Badingham Garage on the right. Look out for our sign 'Colston Hall Farmhouse Bed & Breakfast' on the left roadside verge. Turn next left at small country crossroads. You will see our brown sign displaying Colston Hall and a picture of a bed. We are a few hundred yards down this lane on a right-hand bend. Continue into our drive, past a bungalow and farmyard on the left. You will then come through white gateposts, and find the farmhouse on your right. Shortest Route from A12 (Northbound) Turn off A12 at Wickham Market and continue on B1116. In Parham turn right and follow country lanes through to Cransford, and then continue northwards to Badingham. See OS Landranger map 156. This route uses small country lanes, and if you are not familiar with the area is perhaps best tackled in the daylight! Most straightforward route from A14 Travel eastwards along A14 to junction with A140. Continue on A140 following signs to Norwich for approximately 2.5 miles (4km). Turn right onto A1120, signposted with brown sign marked: 'Tourist Route'. Continue eastwards along A1120 through the villages Stonham Aspel, Pettaugh, Earl Soham, Saxtead Green, Dennington, to Badingham. You will pass the 'White Horse' pub on the left. Continue round the double bend on a hill. Turn next right at small country crossroads. You will see our brown sign displaying Colston Hall and a picture of a bed. We are a few hundred yards down this lane on a right-hand bend. Continue into our drive, past a bungalow and farmyard on the left.
