Welcome to Brimfast House

Brimfast House is located just a short drive South of Chichester set amongst open fields in the glorious Sussex countryside. It is a peaceful location on a quiet lane with no through traffic. It makes an ideal base to explore the South Coast, Chichester and The Downs. The superb, sandy beach at West Wittering is within very easy reach.

Brimfast House looks out over open fields. Several footpaths start minutes from the house giving access to Pagham Harbour Nature Reserve and one of the local waterways. Here it is possible to see a wide variety of wildlife.

For the active there is golf (just 2 minutes drive away); sailing (we can also arrange cruises); windsurfing at West Wittering beach.

Accommodation

Accommodation is available in an annex to Brimfast House and in our two Scandinavian Lodges. The accommodation is purpose built to a high standard.

Breakfast is served in the conservatory between 7:30 & 9:00

All of our food is cooked from fresh to order, the produce we use is produced locally and free range whenever possible.
Please discuss in advance any special dietary requirementsyou may have and we will do our best to help where possible.

The Annex

There are two large bedrooms. A large, airy conservatory provides a relaxing area to enjoy breakfast which is served between 7.30 and 9.00 a.m. The conservatory also provides a link to the main house.

Ground floor Bedroom
This room is particularly suitable for a family and comprises a double bed (that can be converted into two single beds and a further single bed. An additional "Z" bed is also available if required).Please note we do not accept children under six years old.

TV and tea/coffee making facilities.
En-suite bathroom with electric power shower; basin and toilet.

First Floor Bedroom
This room has sloping ceilings with dormer windows and has a cottagy feel about it. This room has one double bed (which again can be converted to two singles).

Both rooms have open views over the garden and surrounding fields.

Scandinavian Lodges

We have two lodges adjacent to the main house and annex.

Each Lodge has an en suite shower room. They each have a television, tea & coffee making facilities.

Prices

From £30 per person per night based on two people sharing.
(Sur charge for one night occupation at peak weekend periods).
Single occupancy £35 low season £50 high season.
(Single occupancy may not be available at peak periods).
The family room has an additional single bed at £30 pppn.
Prices for a Z bed and child under 16 are available on request.
A 50% booking deposit is required.

Refunds

If 7 days notice is given a full refund will be given.
For booked arrangements with less than 7 days notice we will endeavour to re-let the room and return the deposit less
10% handling charge. Should we be unable to fill the room the deposit will not be refunded.
For shortening an existing booked stay provided you have stayed and paid for more than two nights no further charge will be made.
No refunds available for Goodwood events
